“A BOUTIQUE HOTELIER/RESTAURATEUR IS A REAL ESTATE ENTREPRENEUR WHO EMBRACES THE ART OF DESIGN AS MUCH AS THE SCIENCE OF DEVELOPMENT”
Think Like You
Like you, we are “limit pushers”, “category definers”, “experience elevators” (architectural type not applicable here). We believe “a boutique hotelier/restaurateur is a real estate entrepreneur who embraces the art of design as much as the science of development.”
The Art of Design
Let’s face it. You’re a real estate entrepreneur who understands the competitive and strategic use of artistry and intangibles to set your boutique hotel or restaurant apart from the “run of the mill”. It’s not about the size of your lobby or a manufactured look; it’s a set of experiences relating to design, the details, and services that lingers in the minds of guests. We utilize design to help you achieve unique positioning in the marketplace. This is our starting position when we begin the design process for your project.
The Science of Development
You are in the business of hospitality. We know the root of a memorable hotel or restaurant experience stems from satisfied, loyal guests. Satisfied guests rave about your hotel/restaurant to others and loyal guests come back for more. We get it. IF YOU BUILD A DISTINCT PRODUCT, THEY WILL COME…AND COME AGAIN. We also know the route to a profitable venture is reached by way of creative problem-solving to construction and budget challenges. We design from a place where we use unconventional materials to differentiate your brand and reduce your costs. We don’t sacrifice industry quality standards; we simply come up with cost-effective solutions to problems.

“WE ARE NOT IN THE BUSINESS OF DESIGNING JUST ANOTHER HOTEL OR RESTAURANT TO ADD TO THE VAST SEA OF SAMENESS. WE ARE IN THE BUSINESS OF DESIGNING SPACES AND EXPERIENCES THAT REVOLUTIONIZE…AND LAST IN THE MINDS OF YOUR GUESTS”
We think differently, do you?
Each property’s unique characteristics - location, guest profile, complementary services, local foot traffic - all conspire to create a unique profitable puzzle we help you solve and execute. Our mantra begins with contextual and conceptual ideas, implements original thought and design, and ends with creative, transformative spaces. Integrated into our design thinking is the context of your property and how it relates to the existing market, cultural and physical environment, and attitudes of the atmosphere. We examine what’s missing or vacant, where amenity opportunities lie, what’s appropriate and what people will respond to positively. We come up with clever solutions and a concept that drives guests’ experiences and, ultimately, business to your property.
We also understand the power of a boutique brand and staying true to your brand’s personality and vision, but respectfully collaborate with you to expand upon it by presenting new ideas where opportunities arise.
Contextual (from context)
- relating to, dependent on, or using context
- origin: from Latin contextus “a joining together, scheme, structure,” equivalent to contex (ere) “to join by weaving”, “to weave together”
Conceptual (from concept)
- pertaining to concepts or the forming of concepts
- an idea of something formed by mentally combining all its characteristics or particulars; a construct
- a directly conceived or intuited object of thought
“UTILIZE DESIGN AS YOUR COMPETITIVE ADVANTAGE”
Let’s just cut to the chase. We are in this, just like you, to use design to drive business to your property. For example, a Chicago boutique hotelier came to us with an empty ground floor space at the base of his building. We designed a versatile café by day, lounge by night combination that caters to both guests and neighborhood residents alike. This European-style coffee shop/cocktail lounge offers the following:
A) By shying away from the impersonal feel of a typical hotel lounge, locals more aptly take advantage of this new amenity. A neighborhood spot on the block for locals + a more “real” experience for guests = increased traffic and a higher revenue per square foot for you
B) The space is in sync with its users, transforming from café to cocktail lounge at dawn and dusk respectively.
A café in the morning and afternoon:
Guests, business travelers, and residents can catch up on news over a cup of coffee, spend the day working on their laptops, meet up before a big presentation, map out their itinerary, or grab a bite to eat before setting out for the day.
A cocktail lounge in the evening and night:
Guests, business travelers, and residents can sip on some cocktails after a long day of site-seeing, further business relationships over drinks at the bar, or invite well-heeled friends to get together for the night.
C) Our lounge is NOT a pass through space. A warm, inviting ambience and comfortable furniture selections encourage guests and locals to stay a while. Various seating zones and user functions allow patrons the flexibility to lounge, eat, work, drink, meet…with group sizes varying from 1 – 10 people.
